• Concept stage feasibility report

Includes:

  • Site analysis (constraints and opportunities)
  • Guidance on construction options, costing and timescales
  • Early concept designs (three different options presented as loose design sketches and 3D mass modelling)
  • Precedent studies

• Drafting of drawings for planning permission (draftsmanship only, no design)

Includes:

  • Conversion of a hand drawing into a 3D model and architectural drawings

• Full architectural services up to planning permission (RIBA Stage 3)

Includes:

  • The Concept stage feasibility report
  • Developing the concept design
  • Creation of an accurate existing building and site model
  • Creation of all architectural drawings and the Design and Access Statement
  • Compliance with all national and local (Cambridge and South Cambridgeshire District) planning requirements
  • Compliance with Approved Document M – space standards
  • Compliance with Approved Document L – thermal standards for wall and roof build-ups
  • Thermal U-Value calculations
  • Guidance on tendering, costing and timescales

  • Daylight factor modelling analysis
  • Drafting of a heritage statement if required for planning

• Full architectural services for Building control approval (RIBA Stage 4)

Includes:

  • Creation of full technical design drawing pack (drawings, schedules, scope of works, details)
  • Compliance with all National Building Standards from Approved Documents A-Q
  • Guidance on construction options, costing and timescales
  • Coordination with the Structural Engineer (and other desired consultants)
  • Liaising with building control
  • Fulfilling the roles of Principle Designer under HSE’s CDM regulations
  • Fulfilling the roles of Principle Designer under the Building Safety Act
  • Assisting with the construction firm tendering applications

• Architectural services during construction (RIBA Stage 5)

Includes:

  • Amending details as desired
  • Fulfilling the roles of Principle Designer under HSE’s CDM regulations
  • Fulfilling the roles of Principle Designer under the Building Safety Act

• Project management + architectural services during construction (RIBA Stage 5)

  • Acting as project manager (PM) and/or building contract administrator (CA)
  • Programming of works to completion
  • Coordinating with the construction firm
